What To Do When A Pipe Bursts, In Order

With a burst pipe, the order is simple: stop the water, make the area safe, then limit the damage. Everything else can wait ten minutes. Work through these steps calmly and in this order.

  1. 1. Shut off the main water valveThis stops a burst pipe from releasing any more water. In DFW the city valve is often in the meter box near the street, under a lid at the curb or edge of the yard. Many homes also have a house-side shutoff, commonly in the garage, near the water heater, or outside where the line meets the foundation. Use whichever you can reach fastest. Turn it clockwise until it stops.
  2. 2. Keep clear of electricityDo not walk into standing water if it could be touching outlets, cords, appliances or the breaker panel. If you can reach the panel from a dry spot, switch off the circuits for the wet area. If you cannot reach it safely, stay out of the water and wait for help.
  3. 3. Open faucets to drain the linesOnce the main is off, open a cold faucet at the lowest point, such as a bathtub or an outdoor faucet, and one on an upper floor if you have one. That empties the water still sitting in the pipes so less of it comes out of the burst pipe.
  4. 4. Turn off the water heaterWith the supply off, a water heater should not keep heating. On gas, turn the control to off or pilot. On electric, switch off its breaker. Close the cold water valve on top of the tank as well.
  5. 5. Move valuables and start soaking up waterLift electronics, documents, rugs and furniture out of the water. Put foil or blocks under furniture legs. Towels, a wet vac and buckets under drips all reduce what soaks in.
  6. 6. Document it for insuranceTake photos and video of the burst pipe, the water and anything damaged before you clean up. Keep the failed piece of pipe after the repair. Note the time it happened.
  7. 7. Call a plumberCall (817) 677-9010. Tell the dispatcher it is a burst pipe, where the water is coming from, whether it is stopped, and whether anything electrical is wet. Phone advice costs nothing.

Where Is The Main Water Shutoff In A DFW Home?

Most DFW homes have two places to stop the water: the city valve at the meter box, usually near the street or sidewalk, and a house-side shutoff that is often in the garage, beside the water heater, or on an outside wall where the line comes into the house. Not every house has the second one, and builders put it in different places, so look before you need it. Knowing where it is turns a burst pipe from a flood into a puddle.

Here is where to look before you ever have a burst pipe:

  • The meter box. A rectangular lid in the ground, usually near the street or the front property line. The valve inside often needs a meter key or a wrench, and some have a quarter-turn handle that sits crosswise to the pipe when closed.
  • The garage. Many slab homes in the area bring the water line into the garage wall, with a gate or ball valve on it, sometimes in a small access panel.
  • Near the water heater. If the water heater is in the garage or a closet, the house shutoff is sometimes close by. Do not confuse it with the cold valve on top of the heater, which only stops water to the tank.
  • An outside wall. Some homes have the shutoff outdoors on the side of the house facing the meter, sometimes under a cover.
Do this today, not during a burst pipe. Find your shutoff, make sure it turns, and show everyone in the house where it is. If you have a meter box, keep a meter key or a large adjustable wrench where you can find it in the dark. A valve that has not moved in years can be stiff. Do not force it, and if it will not close, tell us when you call.

Frozen And Burst Pipes In A North Texas Freeze

A frozen pipe becomes a burst pipe because water expands as it freezes, which builds pressure in the pipe until it splits, often somewhere other than the frozen section. The split usually does not leak until the ice thaws, which is why many homes in the February 2021 freeze found a burst pipe only when temperatures came back up.

North Texas houses are built for heat, not cold. Pipes run through attics, garages and exterior walls that were never meant to see days below freezing, so a hard freeze here does more damage than the same temperature would in a northern state. To prevent a burst pipe before a freeze:

  • Drip faucets on exterior walls, both hot and cold, so water keeps moving.
  • Open sink cabinet doors on exterior walls so warm room air reaches the pipes.
  • Keep the heat on and steady, day and night, including when you are away.
  • Insulate exposed pipe in the attic, garage and crawlspace with foam pipe insulation.
  • Disconnect garden hoses and cover outdoor faucets with an insulated cover.
  • Keep the garage door closed if water lines or the water heater are in the garage.

If a faucet slows to a trickle or stops during a freeze, a pipe is likely frozen. Leave that faucet open, shut the main if you suspect a burst pipe, and warm the pipe gently: a hair dryer on low kept moving, warm towels, or raising the room temperature. Check the rest of the house, because a freeze rarely splits just one pipe.

Never thaw a pipe with an open flame. No propane torch, no heat gun, no lighter, no charcoal or fuel-burning heater indoors. A torch can start a fire inside a wall, and a heat gun can melt plastic pipe or overheat a joint. If you cannot reach the frozen section, call (817) 677-9010.

What Does A Plumber Do When They Arrive For A Burst Pipe?

A plumber confirms the water is off, finds the exact break, opens only as much wall or ceiling as the repair needs, replaces the damaged section, and pressure tests the line before turning the water back on. On a Bulwark call, you get a written flat price before any of that work starts.

In more detail, a Bulwark burst pipe visit runs like this:

  • Make it safe. Confirm the main is holding and check for wet electrical before work starts.
  • Find the break. Water travels along pipe and framing, so a stain on a ceiling is not always under the burst pipe. Where it is not obvious, acoustic and pressure equipment locates it, and anything under the slab is recorded so the repair goes to the right spot. Our leak detection page explains how.
  • Price it in writing. The diagnostic fee is told on the phone before anyone is sent and is credited in full if you go ahead. After hours, weekend and holiday rates are disclosed on the same call.
  • Repair the section. The burst pipe section is replaced in copper, PEX or CPVC, matched to what is in the house.
  • Test and restore. The line is pressure tested, water is turned back on slowly, and the rest of the system is checked for another burst pipe, especially after a freeze.

If the house has had more than one burst pipe, or the pipe is pinholing from age, we will say so and price a repipe as a separate option. Repipes carry a three-year labor warranty, and the one-year labor baseline covers other repairs. If water is coming from under the slab instead of a wall, read signs of a slab leak, and if the leak is at the tank, a leaking water heater: repair or replace.

Do I Need Water Damage Mitigation After A Burst Pipe?

If water has soaked into drywall, insulation, carpet pad, cabinets or under flooring, yes, you likely need professional drying in addition to the plumbing repair. A plumber stops the leak and repairs the burst pipe; drying out the structure is a separate trade.

Wet building materials that stay wet for more than a day or two are at real risk of mold, and water under flooring or inside walls can stay wet for a long time while the surface looks dry. A water damage mitigation company uses moisture meters, fans and dehumidifiers to dry the structure and documents moisture readings, which insurers often want to see. Call your insurance company early after a burst pipe, since many policies have notice requirements and some insurers have their own process for drying vendors. You choose who does the work.

For a small burst pipe caught quickly, such as a supply line under a sink that wet the cabinet floor, towels, fans and an open cabinet door may be all it needs. If you are not sure, ask us on the call and we will tell you what we see.

What Not To Do After A Burst Pipe

Do not leave the water on while you look for the break, and do not walk into standing water near anything electrical. Most of the extra damage after a burst pipe comes from those two.

  • No open flame or heat gun on a frozen or burst pipe.
  • Do not use electrical appliances or plug anything in while standing on a wet floor.
  • Do not go under a sagging ceiling. A ceiling holding water can come down. Keep people out of the room and poke a small hole into a bucket only if you can do it from a safe position.
  • Do not turn the water back on to test it before the burst pipe is repaired.
  • Do not throw away the failed pipe or start tearing out materials before you have taken photos for insurance.
  • Do not rely on tape or a clamp overnight on a burst pipe that is still under pressure. It can buy minutes, not a night, so keep the main off until the pipe is repaired.

Burst Pipe Questions

Can I turn off the water at the meter myself?

In a burst pipe emergency, most homeowners do, and stopping the water is the priority. The valve at the meter box often needs a meter key or an adjustable wrench and can be stiff, so turn it slowly and do not force it hard enough to break it. Some cities prefer residents use their house-side shutoff when one exists, so use that first if you have it.

Does homeowners insurance cover a burst pipe?

Many policies cover sudden and accidental water damage from a burst pipe, while damage from a slow leak or lack of maintenance is often excluded. Coverage varies by policy, so call your insurer and read your own policy. Photos, video and the failed piece of pipe all help the claim.

How long can a burst pipe go before it causes serious damage?

Damage starts immediately, since a burst pipe on a supply line can release a large volume of water in minutes. Wet drywall, insulation and flooring that stay wet for more than a day or two are at real risk of mold. That is why shutting the water off and starting to dry things out matters more than anything else.

Why did I get a burst pipe when it was not freezing outside?

Pipes also fail from corrosion, old fittings, high water pressure, and in North Texas, from slab and foundation movement in expansive clay soil. A pinhole in copper can grow into a split, and a failed supply line under a sink or toilet can let go without warning. A plumber can check your water pressure and the condition of the rest of the piping while on site.

Should I keep running water through the house after a burst pipe is repaired?

After a repair, water is turned back on slowly so air can escape and the plumber can check the repair under pressure. Run each faucet briefly to clear air and any loosened debris. If you see water anywhere new, shut the main again and call.

Will I have another burst pipe next winter?

They can if the same pipe is exposed the same way. Insulating pipe in attics, garages and exterior walls, covering outdoor faucets, and dripping faucets during a hard freeze all lower the risk. If the burst pipe was in a spot that cannot be protected, rerouting it is worth asking about.

Is a burst pipe an emergency even if I have shut the water off?

Once the water is off, a burst pipe stops flooding, but you are without water until the repair is made and the wet materials still need attention. Call either way. A plumber can tell you on the phone whether it needs a truck tonight or a morning appointment.
